The Real Estate Lease Analyst II - Remote will assist and support Hanger’s operating units, managing a broad range of commercial and industrial real estate projects from inception through completion. Clinic renewals / amendments involve market studies, lease negotiations and dispositions.

As the Real Estate Lease Analyst II, you will partner closely with  Real Estate Portfolio Managers along with other teams such as Lease Administration, Financial Planning, and Construction Management to execute on routine and non-routine activities supporting roughly 800 properties in Hanger’s Field Zones. You will build strong relationships with field teams, leveraging leadership skills and previous experience to be provide valuable expertise and facilitate Hanger’s mission of Empowering Human Potential.

Your Impact

  • Responsible for all aspects of portfolio renewals; from lease negotiation, communication with various project stakeholders on project timelines and lease amendments.
  • Review portfolio and recommend initiatives to Portfolio Managers & senior management on a regular basis, providing market expertise as required to meet project goals and objectives.
  • Oversite of real estate transactions (renewals, expansions, subleases, contractions, expirations, and early terminations).
  • Coordination of transaction processes including requirement definition, market studies/analysis, request for proposals, financial and qualitative analysis and project justification and approval.
  • Direct outside brokers, oversee the real estate management and information reporting activities.
  • If needed Review clinic program requirements and schematic drawings and recommend changes as necessary
  • Interact with Architects and Project Management firms for all clinic projects i.e renewals, consolidations, expansions, remodels and rebrands.
  • Understand Hangers RFP/Lease discussion points. Review, provide input and approval for RFP responses.   Review lease documents with Hanger Paralegal staff.  Negotiate with Landlords, Landlords Agents and Attorneys. 
  • Review renewal leases activity for a rolling 24 month period and take action as needed. Monitor lease notification dates and understand abstracting processes.
  • Address facility issues as needed.
  • Review, analyze operating and capital budget data and prepare accruals as requested
  • Travel may be required to market areas to tour and inspect proposed sites, existing sites and to perform market studies (typically less than 15%).

Minimum Qualifications

  • Bachelor’s degree in related field or equivalent work experience to substitute for the bachelor’s degree
  • Minimum of 2 years of related experience

  • Knowledge of the commercial real estate market, corporate real estate leasing and tenant construction issues.
  • Extensive knowledge of Lease documents, principles and practices relating to real estate transactions.

Pay range of $60,000 to $70,000 annual salary + annual bonus: up to 5% of base pay depending on bonus criteria.  This pay range is posted to comply with wage transparency laws.  Hanger salary ranges vary based on skill, ability, knowledge, geographic location and other variables.
