    The Real Estate Construction Manager will assist and support Hanger’s operating units managing all aspects of commercial real estate facility projects from inception through project completion and closeout by managing and implementing all aspects of site and property construction, repair, refurbishment and remodeling; as well as building/facility maintenance, including code compliance with appropriate agencies.

    Your Impact

    • Manage, from start to finish, design review, budget approval, bidding, value engineering, contract negotiation, permitting, construction phase services including RFI review and response, furniture and equipment ordering and delivery coordination, punchlist and project close-out processes on multiple projects simultaneously in a fast-paced environment.
    • Coordinate all furniture, fixture & equipment (FF&E) orders, reusing as much as possible and purchasing new FF&E for start-up projects.
    • Read construction plans and specifications and review all for accuracy with a keen attention to detail.
    • Meet with and coordinate project activities with internal departments, architects, engineers, contractors, IT telecom and asset procurement specialists and other consultants.
    • Work includes establishing and monitoring project budgets, schedules, specifications, ordering, installation and other coordination with contractors, vendors and consultants.
    • Solicit, prepare, and review bid documents, prepared to negotiate and value engineer.
    • Review lease documents and communicate with property managers and landlords to ensure adherence to lease language.
    • Negotiate contracts as well as monitor landlord, developer and contractor work, schedules, and respective lease obligations.
    • Work as a member of a team in a coordinated and fast-track environment.
    • Prepare project documentation and direct project meetings and be fully responsible for all aspects of multiple projects.
    • Review and involve senior management on a regular basis, taking direction as required to meet project goals and objectives.
    • Review, input and process payments to contractors and related vendors.
    • Maintain project schedules and budgets communicating changes in both and managing expectations with field personnel throughout the project lifecycle.
    • Reconcile budgets and report project outcomes to field personnel.

    Minimum Qualifications

    • Bachelor’s degree in Business, Engineering, Real Estate or related field preferred.
    • Minimum 5 years’ experience in construction development of corporate-leased/owned facilities or multiple retail properties, ideally as part of a national roll-out.

    • Comprehensive understanding of leasehold improvements and related issues
    • Experience with project management for a national retail chain preferred
    • Excellent written and oral communication, project management and negotiation skills
    • Innovative, creative and proactive interpersonal skills with positive leadership ability and focus on customer service
    • Proficient with MS Office programs, advanced skill in MS Excel and MS Project
